Determining the Value of Your Home
To help you determine the value of your home, your CENTURY 21 Bachman & Associates real estate professional will prepare a Comparative Market Analysis for you. This analysis is an indicator of what today's buyers will be willing to pay for your home. It will compare your home with the market activity of similar homes in your neighborhood. This will help you to determine what your asking price should be.
Factors that will determine the value of your home include:
- Market
- Location
- Size
- Floor plan
- Condition
- Community Amenities
Preparing to Sell Your Home
After making the decision to sell your home, it is very important to objectively evaluate its visual impact. Although there are many other factors involved, "curb appeal" is one of the most important when marketing your home. The more attractive you make your home look, the easier it is to sell.
Here is a list of things to do to increase your home's "curb appeal":
Paint or retouch interior and exterior paint.
Replace any cracked windows and screens with holes.
Replace any burnt out light bulbs in fixtures and lamps.
Repair any broken doors or fences.
Repair any leaky faucets and plumbing.
Wash windows.
Clean carpets or consider replacing if worn.
Organize closets to make them look roomier.
Eliminate "clutter" from your home. This will create a more spacious feeling.
Keep kitchen and bathroom countertops clean and organized.
Wash interior and exterior of all kitchen and bathroom cupboards.
Remove any stains or mildew from tubs, showers, toilets and sinks.
Polish all mirrors and chrome in the house.
Put out guest towels and scented soaps for the showings.
Clean out all appliances.
If you have a pet or smoke, make sure that your home is free of all odors.
Clean and wax all linoleum and hardwood floors. Make sure to include baseboards.
Clean garage, basement and attic. A clean, well organized home has much more appeal to buyers.
Re-seed lawn to repair bald spots, trim hedges and scrubs. Colorful flowering plants are a real plus.
MOVING TIPS
Book Your Move
Whether you decide to hire a moving company or do the move yourself, you will need to make the appropriate arrangements.
When using a moving company you will need to decide what, if anything, you want them to pack up for you and what you want to be responsible for yourself. It is never too soon to begin planning for a move, so make sure to pick your moving day and book your moving company as soon as possible.
If you have chosen to do the move yourself remember that you may need to rent a truck, pick up your packing supplies and reserve a few friends to help you with your move. Remember, the more organized you are, the easier your moving day will be.
Change of Address
Make sure to fill out a "Change of Address" form at your local Post Office, using your appropriate effective date, to ensure that all mail is forwarded to your new address. This will help you to keep track of those places you have not already changed your address with directly. Sending out "Change of Address" cards from the Post Office well before your moving day will also help to inform people that you will have a new address so that they may update their records.
